Before You Pay a Rupee: How to Verify a Property in Punjab

The most expensive mistakes in real estate aren't about price — they're about paperwork. Here's the verification checklist we run before any client of ours signs. Do this, and you avoid 90% of the horror stories.
The non-negotiable checks
- Title deed: confirm the seller genuinely owns it, with a clean chain of ownership.
- RERA registration: for applicable projects, verify it on the Punjab RERA portal — not just the brochure.
- Encumbrance certificate: proves the property is free of loans or legal dues.
- Approved layout & licence: the plan and the licence must match what's being sold.
- Mutation & tax receipts: up-to-date records and no outstanding dues.
Why we walk every property ourselves
